An Island developer has officially submitted plans for more than 280 houses in Ballasalla.
In its planning application, Dandara Homes says it wants to create the new homes to the south and east of the current village.
The three-phase scheme would see a new roundabout built on Douglas Road as well as a bridge over the steam railway line.
The company's plans show areas have been earmarked for possible community facilities and housing for elderly people.
